How do I evict a tenant who refuses to pay rent and bragged that he could stay for 9 months without paying?

Question Details:This tenant always paid on time when my husband was alive but when he passed my tenant just stopped. He receives SSI and checks for his 4 kids; he has always had money. I'm desperate. What can I do? Can he drag this out because he has children?

I could find nothing in the KY statutes protecting a non-paying tenant on the basis of having small children.  My research suggests that you would treat this case like any other eviction.  You need to give your tenant proper notice and if they have not "cured the breach" (ie paid any outstanding rent owed), then you would file an unlawful detainer action in court.  My understanding is that the whole process takes 3-4 weeks.
